How to Spot Real Estate investment Green Flags

By plrprousers | September 26, 2009

It can be a bit complicated to target a good Real estate investment. You will nearly always have some because real estate investing is so flexible. Of course there are also serious pitfalls. To succeed as a real estate investor you must be able to spot good real estate investments.

Here are some signs that indicate whether a real estate investment is a good one:

* The property must meet your personal needs - Lots of investors like to flip properties rather than hold them. Others prefer to hold onto them and build a portfolio. The requirements just for these two options are vastly different. Always know specifically what you hope for out of an investment before you buy. Then be sure that its characteristics will enable you to fulfill your wishes for it.

* • Look for rehab red flags - Many real estate investment properties require some repair. However, some repairs will not “pay you back.” This is because they are “invisible” to buyers. Sadly your property’s value may not climb on the market in response to the repair. While you must repair plumbing and HVAC problems they may not result in a payoff. These types of repairs must be interpreted as red flags.

* Watch the market. - You can do just about any type of real estate investing regardless of the economy, However your local market needs to meet the needs for your type of investing. For example, you need incredible deals in order to flip in a down market. You also need to insure that there are potential buyers for that area. The local market plays a big part in a deal’s viability.

Many people use mistakes as learning opportunities. However, a real estate investing mistake can create a major problem. As a result, it will pay off for you to be extremely careful. You must evaluate all real estate investments carefully before taking action.
